Really - "won't exceed $10.8 million"?

How many readers who have managed commercial construction projects are shaking their heads? And asking questions like: What does "guaranteed maximum price" mean? Does the price include furniture and equipment? Will the general contractor post a performance bond? What happens to the "contingencies" if they are not used, or if they are exceeded?

How many citizens are asking questions like, have the council members who will vote to approve this project ever had any commercial construction experience? Or questions like, why is the fire bay space 3X the current space even as the antique engine was given away, didn't we hear back in 2008 that the new town hall space needed to be 3X the old town hall space because it would also house the police department, do we know that its contract price of $1.2 million had a 50% overrun to $1.8 million. We have 20+ years of payments over $2+ million still left? When will citizens get to ask such questions or even see a 3-D model so we know what the highest debt load of any comparable NC town is buying?

Where has the Valdese Town Council transparency gone?
