A wedding venue with some of the most picturesque views in Morganton is listed for sale with a price tag of $3.2 million. The price isn’t just for the venue itself, but for the business as well.
Hidden Hill Event Venue, at 6572 Burkemont Road, sits at an elevation of 2,539 feet and offers panoramic views of Grandfather Mountain, Lake James, Mount Mitchell, and the Black Mountain Range.
The size of the building is 4,790 square feet, with the cost at $668 per square foot, according to the listing with True North Realty’s Katie Lamboglia, broker/owner. The property is just over 10 acres and has been owned since December 2021 by Hidden Hill Venue, LLC, which was incorporated in November 2021 by David and Theresa Parker of Valdese.
“Hidden Hill has always held a special place in our hearts for the immeasurable joy and beauty we’ve experienced there,” Theresa Parker said. “Time and again, our guests have shared the same sentiment. We’re excited to see its legacy continue with someone who will cherish being a part of these important moments in people’s lives as much as we have.”
According to the listing on LoopNet, the turnkey wedding and event venue is fully furnished and operational with wedding bookings already in place, making it move-in ready. The venue also comes as an established business with a loyal client base, preferred vendors, and strong market presence.
The property’s focal point is the barn-style structure built in 2017 with upscale finishes and an open-concept design.
The venue recently underwent several capital improvements in 2024 include a new extended patio, fresh sealcoat on the driveway, underground drain system installation, new sod across 40% of the front yard, new booster pump, sprinkler pump and water pressure tank, as well as a HVAC unit upgrade with a new compressor.
The venue also offers indoor and outdoor spaces, parking for 70 cars, and accommodations.
According to Burke County GIS, the property value is $704,711 and is within the county’s zoning jurisdiction as R-MU. Rural Mixed-Use District is intended to allow residential and non-residential development to occur with fewer restrictions in less urbanized areas of the county.
According to the county’s zoning ordinance, the goal is to ensure that the look and function of neighboring businesses and residential properties work well together, while preserving the area’s rural character. Deputy County Manager Alan Glines, who heads the Community Development Department, said there are required setbacks for structures and landscape buffers if a business is adjacent to a residential use.
